||Essential Agriculture (A-1) District. Public health/welfare are greatly dependent upon the sustenance and economic benefits provided by a viable Ag. industry. A-1 District is established as a Rural District to preserve lands suitable for long-term Ag. uses and to protect agricultural enterprises from encroachment by incompatible suburban/urban uses or developments that hinder agricultural practices and deplete Ag. lands. Purpose is to preserve agricultural activity and to the greatest extent possible, those areas in the Township that have been designated as primary agricultural lands in the Township’s Growth Management Plan (TGMP), allowing a limited amount of non-farm housing. The District has been established for the following additional purposes and objectives. Protect prime farmland from speculative increases in land values. Prevent fragmentation of farmlands by division and loss of prime farmland and conflicts between agricultural activities/residences, encroachment of urban/suburban services into agricultural areas. Minimize cost of providing services to rural areas. Encourage long-term investment in improvements to maintain/expand Ag production by creating stable environment for such. Reduce amount of land consumed in rural areas for non-agricultural use. Prevent intrusion of uses into farm areas that are incompatible with general farming activities. Permit services necessary to support farming activities. Residential developments in the form of plats or site condos are considered in conflict with the intent and purpose of this district.
